Furn El Hayek

Located in the residential neighborhood of Furn el Hayek in Achrafieh-Beirut, the concept for this project developed from the particular constraints of the site, and the requirements for a flexible set up of multiple size apartments.

The main idea was to create here a common public space at the ground level for the inhabitants of the complex, turning the ground into a green area. The project was then subdivided into four main blocks, superposed on each other, and occupying the contours of the site. The first block is a 4-story high element, which respects the neighboring building height, on top of which are laid two other blocks. The overall composition remains fluid, and allows for variations of unit types within a unifying compositional scheme. The project consists of 26 apartments (8 different types) ranging from 75 sqm to 220 sqm.

This project, despite its purpose as a commercial residential project, does not allow this criterion to limit it to a banal set of repetitive floor units. The increasing competition for clients looking for small residential units in this particular zone of the city makes it imperative to offer quality spaces at the same cost as the ones offered by other typical residential towers. The rendering of the internal spaces and external textures would also add to the particular quality of the project.
